I’ll be honest, when I first heard about Condo near ATC- Molito Alabang, Muntinlupa, I wasn’t sure what to expect – the name’s a bit of a mouthful, you know? But after staying there, I actually get why they named it that way. It’s literally a stone’s throw from Alabang Town Center, which if you’ve never been to Muntinlupa, is basically the heart of everything happening in this part of Metro Manila. The location on Alabang-Zapote Road puts you right where you want to be without dealing with the chaos of Manila proper.

What surprised me most was how this four-star setup manages to feel both upscale and livable at the same time. The Avida Towers complex has this modern residential vibe that’s way more relaxed than your typical hotel experience – I mean, you’re staying in what’s essentially a high-end condo unit, so you get things like a proper kitchen and living space that actually makes sense. The building itself is well-maintained (the elevators are fast, thank goodness), and honestly, the security is pretty tight, which I appreciated since I was hauling around camera equipment. Parking was straightforward too, none of that circling-the-block nonsense you get in other parts of Manila.

Here’s what really sold me on the place though – you’re walking distance from Molito, which locals will tell you has some of the best food spots in the south. I spent way too much money at the restaurants there, but it was worth it. Festival Mall is also super close if you need to grab essentials or just want to wander around with the AC blasting. The room itself was clean and spacious, definitely bigger than most hotel rooms you’ll find at this price point. I did notice some minor wear around the bathroom fixtures – nothing deal-breaking, just the kind of thing that happens with condo-style accommodations. The WiFi was solid enough for video calls, which is more than I can say for some places I’ve stayed. Look, with a 7.2 rating, it’s not going to blow your mind, but it’s exactly what it promises to be: a comfortable, practical base for exploring this part of the metro without breaking the bank or compromising on space and amenities.

  The location across from ATC and Molito was ideal and an easy 15 to 20 minute walk from the Festival Mall Decathlon entrance or Northgate. There were a couple of minor issues which our host dealt with immediately. Her service and friendliness is second to none.
  
  What could be improved: The pool opening hours mean swimming in the evening at the end of a hot day is impossible… I didn't get to swim GRRR?

  I'd say that the place is really good and convenient to stay to as you are near to everything.
  
  What could be improved: I'd say the toilet bowl as it's not functioning well. We have to stay at the toilet for almost half an hour all the time. I was expecting for a maintenance to come but there is none.
