I mean, when you’re tucked away on Bagtikan Street, just a stone’s throw from the chaos of Ayala Avenue, you’d think you’d still hear all that traffic madness, but honestly, it’s surprisingly quiet once you’re inside.

This four-star property has this residential vibe that feels more like staying at a well-appointed apartment than a hotel – which makes sense given the name, I suppose. The lobby isn’t trying to impress you with marble everywhere and crystal chandeliers; instead, it’s got this modern, comfortable feel that actually puts you at ease after dealing with Makati traffic. The staff here seem to get that business travelers don’t need theatrics, just efficiency and genuine helpfulness. Check-in was smooth, no unnecessary upselling, and they actually knew the area well enough to give decent restaurant recommendations (not just the overpriced hotel restaurant, thankfully).

What I really appreciated was the attention to those small details that matter when you’re traveling for work or extended stays. The rooms have proper work spaces – not those tiny hotel desks where you can barely fit a laptop. The Wi-Fi actually works consistently, which shouldn’t be noteworthy but unfortunately still is in many Manila hotels. And here’s something you don’t often hear about – the water pressure is excellent, and the air conditioning doesn’t sound like a jet engine, so you can actually sleep. The location is honestly perfect if you need to be in the Makati CBD but don’t want to pay Greenbelt prices. You’re close enough to walk to major office buildings when the weather cooperates, but far enough from the main drags that you’re not dealing with constant noise. There’s a 7-Eleven practically next door, and you can grab decent local food within a few blocks without having to venture into the mall crowds. I found myself walking to nearby coffee shops in the morning instead of relying on room service, which says something about how comfortable the neighborhood feels. With an 8.2 rating, it’s clear other travelers are picking up on what makes this place work – it’s not trying to be the flashiest option in the area, just the most livable one.

  What could be improved: i understand getting fined for putting laundry on balcony but they charged me as 3rd offense so they could collect more money. after that i felt like i was on edge at all times. however the lady that we dealt with for the room was outstanding. i wish all people were as good as she was.

  The place is very beautiful, especially the master’s bedroom the highlight was definitely the view, watching the city lights at night from the window was magical. A perfect mix of style and serenity! The lobby smells really nice and is always clean and welcoming. The caretaker is very easy to talk to and always quick to respond whenever there's a problem. I really recommend Lush Residences because the place is absolutely beautiful and well-maintained. "If ever I come back to Manila, I’ll probably stay there again because I felt really comfortable and at home during my stay."
  
  What could be improved: The air conditioner wasn’t working during our stay, but they quickly provided a brand-new electric fan as a replacement, which helped a lot. There was a minor issue with the sink getting clogged, which caused some water to leak, but it was addressed and fixed right away. The only problem is that there’s no place to leave your luggage if you arrive early, since the standard check-in time is at 3 PM.

  quiet and functional room. The staff is always available for you and will make sure you have a good stay. The room is well isolated from the noise outside which is what I was looking for. There are shops and restaurants all around the residence which makes it very practical.
