Look, I’ll be honest – when I first heard about the Modern Luxury Lower Penthouse Unit on the 49th floor of Livingstone Tower, I thought “lower penthouse” sounded like marketing speak for “almost fancy.” Boy, was I wrong. This place sits right in the sweet spot of Coronado Street in Mandaluyong, and the views from up there are absolutely ridiculous. You can see straight across to the Makati skyline, and at night – I mean, wow – the whole city just sparkles below you.

What really got me about this four-star spot is how it feels like you’re staying in someone’s actual home rather than a sterile hotel room. The Acqua Private Residences complex has this residential vibe that’s refreshing after staying in cookie-cutter business hotels around Manila. The unit itself is spacious in a way that’s rare for the metro – you know how cramped most places can feel here. I actually found myself using every room instead of just camping out on the bed with my laptop. The kitchen is fully equipped too, which comes in handy since there’s a nice grocery run at the nearby Shangri-La Plaza if you want to grab some local fruits or just stock up on San Miguel.

The location is what really makes this place work though. You’re technically in Mandaluyong but you’re basically on the border with everything – Ortigas is right there, Makati’s a quick ride away, and honestly, the traffic situation is way more manageable than if you were staying deeper in either district. I walked to EDSA MRT in about ten minutes, which is gold in this city. The building itself has solid security (they actually check IDs, not just wave you through) and the elevators are fast enough that the 49th floor doesn’t feel like a commitment every time you want to grab coffee. One small thing – the area can get a bit quiet at night, which some people love but if you’re looking for walking-distance nightlife, you’ll want to hop in a Grab. The pool area is decent for a morning swim, and there’s something satisfying about doing laps while looking out over the urban sprawl. With a 9.2 rating, you can tell other travelers have figured out what makes this place special – it’s that rare find where the photos actually undersell the experience.

  A beautiful apartment tastefully decorated with quality furnishings and modern appliances. Excellent facilities rooftop pool,gym,etc. Great location and very useful guide book in the apartment providing very helpful information.
  And !!!, well, as for the view, unsurpassed truly magnificent, you would surely struggle to out do it. In summary we were deleriously happy with our stay there and will definitely be booking it again.

  The unit is very spacious and cozy; 2 bedrooms with american king sized beds and 2 full restrooms. Its location has a great view and near many shops. The unit is also fully equipped with various kitchen supplies and appliances, so if you are one who loves to cook, you will be well armed. The tower itself has many things fit for any family; with a botanical garden, kids playground, gym, and pool. May favorite part of my stay were the random elevator rides with other tenants' fur babies. And also that the host is extremely attentive and accommodating to your needs or requests….even if its late at night, he will answer you 😃!
  
  What could be improved: The only gripe I had was the lack of a true lobby or even a bellman. Because it was a personal unit or residential type flat, there was no assistance with our luggages upon arrival or at check out. There were luggage carts but you had to maneuver it yourself.
