Alpha Grandview Malate Condo 2005 Overview
You know what caught me off guard about Alpha Grandview Malate Condo 2005? Walking into what I expected to be just another condo rental and finding myself in this surprisingly polished four-star setup right in the heart of Malate. I mean, the address puts you smack on M. H. Del Pilar Street – and if you know Manila at all, you know that’s prime real estate for actually experiencing the city rather than being stuck in some tourist bubble.
The thing is, this isn’t your typical hotel experience, and honestly, that’s what makes it work so well. You’re staying in what feels like a proper apartment (because, well, you are), but with all the services you’d want from a decent hotel. The Alpha Grandview building itself has this solid, no-nonsense vibe – good security, reliable elevators, and the kind of lobby that tells you the place is well-managed without trying too hard to impress. What really sold me was stepping out onto the balcony and realizing you can actually see Manila Bay in the distance. Not a full panoramic view, mind you, but enough to remind you where you are when the city starts feeling overwhelming.
Malate is one of those neighborhoods that gets interesting after dark – and I don’t mean sketchy, I mean alive. You’ve got Remedios Circle just a short walk away, which locals will tell you is where you go for proper Filipino food without the tourist markup. The street itself can get a bit noisy, especially on weekends when people are heading to the bars and restaurants, but the windows are decent enough that it’s not a problem once you’re inside. Actually, I kind of liked falling asleep to the distant hum of the city – felt more authentic than some sterile hotel room. The building’s location also means you’re walking distance to Robinson’s Place if you need to grab anything, and getting to Intramuros or even the airport isn’t the nightmare it can be from other parts of Manila. Check-in was refreshingly straightforward – no endless paperwork or upselling, just keys and clear directions to everything you need to know. The unit itself was clean, well-maintained, and had that lived-in comfort that makes you want to stay an extra night. If you’re the kind of traveler who wants to feel like you’re staying in Manila rather than just visiting it, this place gets it right.

Wonderful – Lukas from Lithuania – September 1, 2025 (9/10)
What could be improved: Unsafe hood, theres a security guard at hotel its safe inside, but if you leave hotel always catch grab!!
Over all it’s a great experience and we had a super relax stay there. We can skip the part that we don’t like because it – Lady from Philippines – August 5, 2025 (9/10)
We really had a great experience. Me and my family can say that we really had an outstanding experience.
The unit is so spacious, clean, and a super relaxing place to stay. We really like the interior design of the unit, it does have a lot of things there but it is not overwhelming and for us that we have kids to stay, they really had fun even we stayed long hours or the whole day in the unit. Very kids friendly.
What could be improved: I think the location, there’s no wet and dry market available outside where you can buy fresh foods. But you can just go in Robinsons place to buy.
Another is the unit owner is a bit unresponsive, I do have some questions but they weren’t able to answer it and also for the care taker, she should have check us when we arrived and within the day to check us. We booked for 2 days and 2 nights, we don’t know where to put the trash/garbage bag that is already full.Exceptional – Rizza from United Arab Emirates – July 25, 2025 (10/10)
This accommodation was beautiful, with clean and comfortable rooms. It was even better than expected. The price was terrific. There were great restaurants within walking distance. I would definitely stay there again.
What could be improved: Difficult to find a parking space.Dang the caretaker is one of a kind; she was very attentive to my needs and very nice too! Good asset to the business… – Charito from United States – July 16, 2025 (10/10)
Accessibility to all the places I am interested in…
What could be improved: No restaurant on site esp. at night when you get hungry…Wonderful – Yang from Philippines – July 2, 2025 (9/10)

What could be improved: NoneGreat place to stay, I will definitely stay in this unit again. – Ma from Philippines – June 17, 2025 (10/10)
Clean Unit, Spacious, Complete Kitchen Equipment so if you have plan to cook it’s easy to do.
What could be improved: Not the property itself but the rules of Condo itself when it comes to swimming pool they only limit 4 people per unit to swim.Great spot for a couple of nights in Manila – Greg from New Zealand – May 15, 2025 (8/10)
Great location. Comfortable apartment with everything we needed. Very clean.
What could be improved: Expensive per hour rate for early and late check in/out. Building is a bit old and tired and needs some love. Although all security guards super friendly and helpfulSatisfied. Will come back. Hopefully next time TV is working – Blair from New Zealand – May 10, 2025 (8/10)
Location
What could be improved: TV not working.Needed NETFLIX account which we didn't have.Caretaker stays in the other small roomIt was excellent for what we needed. – Nigel from Australia – April 29, 2025 (9/10)
It was good to have a proper two bedroom apartment.
What could be improved: It is a little tired & some maintenance is required. My family really enjoyed our stay here, there are two TV so adults and kids are satisfied. I booked this property twice – Myrna from Germany – April 24, 2025 (10/10)
very comfy, clean and spacious!
What could be improved: I think window’s lock needs to be replaced so that the noise from the streets at night will lessen when you sleep. But I will definetly book this again in my next visit to Manila.
