Balay Sa Air, Beyond Ordinary at Air Residences Makati Overview

First Impressions

Walking into Balay Sa Air, Beyond Ordinary at Air Residences Makati, you immediately get that “this is different” feeling. It’s not your typical hotel setup — this four-star property feels more like staying in a really well-appointed apartment building where someone actually thought about how people live. The lobby has this modern, residential vibe that honestly makes more sense than most hotel lobbies I’ve wandered through in Manila.

The Makati Advantage

You know what’s brilliant about this place? The location on Ayala Avenue puts you right in the thick of everything without the chaos. I mean, you’re literally in the heart of Makati’s business district, but the Air Residences complex feels like its own little world. The fact that couples rate the location 9.5 out of 10 makes total sense — you can walk to some of Manila’s best restaurants and bars, plus there’s actual parking on site, which is basically gold in this part of the city.

Living Space That Actually Works

The room setup here is what really sets it apart from regular hotels. Each unit comes with a proper kitchen, which honestly changes everything about how you experience a longer stay. You’re not stuck eating out every meal or ordering room service that costs more than your flight. The spaces feel genuinely livable — like someone designed them for actual humans rather than just checking boxes on a hotel amenities list. The views from higher floors give you that classic Manila skyline experience without feeling too touristy about it.

The Details That Matter

What I really appreciate is how they’ve thought about the practical stuff. The building has solid security (important in any major city), reliable wifi that actually works for video calls, and air conditioning that can handle Manila’s humidity without sounding like a jet engine. The restaurant options in the building and immediate area are actually decent — not just overpriced hotel food that tastes like it came from a conference center.

Why Guests Love It

Honestly, this place works because it strikes that sweet spot between hotel service and apartment freedom. You get housekeeping and front desk support when you need it, but you also have the space and facilities to actually settle in for a few days or weeks. The 9.6 location rating from recent guests isn’t just marketing fluff — when you’re this close to Greenbelt, Glorietta, and the Makati business district, plus you have your own kitchen and parking spot, it really does make Manila feel more manageable. It’s particularly great for business travelers who are tired of cramped hotel rooms, or couples who want to experience the city without feeling like they’re living out of a suitcase.

Travelers should reserve a hotel in Manila at least two months ahead for major events like cultural festivals and religious celebrations, ensuring the best rates and prime locations near popular historic attractions.

  • Exceptional – Mp from Philippines – September 6, 2025 (10/10)

Photos and the room are exactly the same (even better)

What could be improved: The location was too accessible everywhere! It was hard to choose between going out and staying in!

  • Exceptional – Diego from Italy – August 29, 2025 (10/10)

The best condo where I've stayed so far in the Philippines, there is literally everything you need, even a hammock if you want to relax and read a book

    What could be improved: Nothing

  • Bad – Kris from France – August 27, 2025 (1/10)

I love the idea of the apartment as it's proudly showing the Philippine culture but not presented well. Honestly it looks lovely but it's miniscule for 2 person. The host is very interactive, responsive and nice. We really appreciate it the host let us check in earlier.

What could be improved: The bad odor of the room. We thought it came from the product they use in cleaning, and the curtain near the toilet stinks so bad. There's also hairs and some cockraches. The linen was washed but it gives us itchy feelin, maybe it's not properly washed. The projector works unfortunately Netflix, YouTube, aren't working even HBO if I remember well. Also there's so many signage everywhere about guidelines and we have the impression we're st*p*d. There are some useless furniture or things makes the room even smaller. Ceiling fan isn't working. We were asked to open the balcony door as the room smelly and no one came to clean again. We didn't slept well as it's noisy and we smell the air coming from outside. A total nightmare. Sorry

  • The best unit for me so far! – Veronica from Philippines – February 11, 2025 (10/10)

This is one of the best units I have ever tried so far. Everything was in order. Packed with loads of items so you would not worry about forgetting something because everything you need is already there. Clean and comfortable. Also near near mall, grocery and convenience stores. Owner is really nice and very accommodating. Answers back almost instantly to every inquiry. Staying 4 days was definitely not enough. Will surely return again. 🙂

What could be improved: Nothing. Everything is perfect.

  • Wonderful – Anna from Russia – December 5, 2024 (9/10)

  • Very Poor – Bryan from United States – November 8, 2024 (2/10)

What could be improved: Size of the unit. The bed was too short. There was no TV AC was not cool enough and you could not lower it. Took way too long to access entrance. Spent over an hour and a half. Trying to get into the unit was not a one bedroom apartment barely classify it as a studio unit. Smallest space I’ve ever been in

  • Exceptional – Jakov from Croatia – September 29, 2023 (10/10)

The best condo in Makati. We have never stayed in place that felt more home than Balay Sa Air, and besides really outstanding decorations, there are so many additional things in the apartment, like board games, cards, condiments, ect. We also really loved the pool too thats during weekdays 150php/pax. We had a little issue with figuring out how to close the balcony and our host helped us solve it almost instantly. Only thing that we missed was more time in Balay Sa Air, but hopefully next time we able have a longer stay. Thank you so much,

    Jakov & Jochelle
