What I really appreciated though was how quiet it stays despite being on such a busy thoroughfare. I was worried about traffic noise from Roxas Boulevard, but the windows do their job well. You get that urban energy without the constant honking that can drive you crazy in other parts of the city.

Location-wise, this is where the place really shines – and I don’t just mean because it’s convenient. Being this close to Mall of Asia means you can walk over for dinner or catch a movie without dealing with Manila traffic, which honestly is a huge win. The airport proximity is legit too; I’ve stayed in places that claim to be “near the airport” and then you’re stuck in a taxi for an hour. Here, you’re looking at maybe 15-20 minutes depending on traffic, and there are plenty of transport options right outside. Plus, when you want to head into Makati for business stuff or nightlife, you’ve got multiple routes and you’re not fighting your way across the entire metro area. The 8.1 rating feels about right – it’s not perfect (the building’s common areas could use some updating, and check-in was a bit slower than I’d like), but for what you’re getting and where you’re positioned, it delivers on what matters most for travelers who actually want to experience Manila rather than just survive it.

  What could be improved: Nothing like a deal breaker but when we stayed in the unit, there was no water supply in the kitchen's sink faucet. The owner said to seek assistance from the buidling staf, but there is a sink in the toilet. So we didnt bother since we're staying just for a night.

  A cozy and beautifully designed place! The bed was spacious enough for our small family, and the amenities were excellent—TV with Netflix, good WiFi, a water heater, and a washing machine and fully equipped kitchen. The host was outstanding, reaching out before and after our stay with helpful information that made our time in Manila even more comfortable.
  
  What could be improved: The only downside for us was the setup in the sitting room. There were too many sofas, and although there was a table and a balcony, they weren’t easily accessible. The side cupboards with decorative items made the space feel smaller than it actually is. We felt the area could have been used more efficiently. It would have been wonderful to have a proper table for enjoying coffee or light meals while soaking in the lovely view.
