You know what really surprised me about Grass Residences T3 11th Floor with Balcony? I honestly wasn’t expecting much from a residential tower in Quezon City, but this place actually gets the balance right between having your own space and proper hotel-like service. The elevator ride up to the 11th floor takes forever – I mean, you’re sharing it with actual residents carrying groceries and walking their dogs – but once you step onto that balcony, the view over Manila’s sprawling cityscape makes the wait worth it.

The apartment itself feels like someone’s well-maintained home rather than a sterile hotel room, which worked perfectly for my week-long stay. The kitchen‘s actually functional (rare in these serviced apartments, trust me), and I found myself cooking breakfast most mornings while watching the city wake up from the balcony. What I really appreciated was how quiet it gets at night – you’d think being right in the thick of QC would mean constant traffic noise, but the 11th floor height buffers most of it. The building’s got that slightly worn-around-the-edges feel that a lot of Manila residential towers have, but everything works properly and the security’s tight without being annoying about it.

Here’s the thing though – this four-star setup really shines if you’re planning to stay more than just a couple nights. The location puts you within easy tricycle distance of all the good local spots along Quezon Avenue, and honestly, being in a real neighborhood instead of the tourist bubble areas gave me a much better feel for how the city actually works. The building management’s responsive (had a minor AC issue sorted within hours), and there’s something refreshing about staying somewhere that doesn’t feel like it’s trying too hard to impress. Just solid, comfortable space with that balcony as the real selling point – especially during those late afternoon thunderstorms when you can watch the weather roll across the metro area.
