I mean, when you’re staying in Unit 1541 on the 15th floor of Tower 4, you might think you’re just crashing in someone’s condo – but honestly, this four-star spot has figured out how to make apartment living feel pretty luxurious. The whole Grass Residences complex sits right on Nueva Viscaya Street in Bago Bantay, and if you know Quezon City at all, you’ll appreciate that this area has really transformed over the past few years.

What I loved most was the view from up there – you get this sweeping look across QC that reminds you just how sprawling this part of Metro Manila really is. The unit itself feels more like a high-end serviced apartment than a typical hotel room, with a proper kitchenette that actually works (I made coffee there every morning) and living space that doesn’t feel cramped. The building’s amenities are solid too – there’s a pool that’s usually pretty quiet during weekday afternoons, and the gym is surprisingly well-equipped for a residential setup. Actually, the whole complex has this nice residential vibe where you’re not dealing with the constant buzz of tourists in the lobby, which can be refreshing if you’re staying for more than a night or two.

Getting around from here is honestly easier than I expected. You’re close enough to the main QC commercial areas without being stuck in the thick of traffic all the time, and there are plenty of local spots within walking distance if you want to grab a quick meal or coffee. The staff managing the unit were pretty responsive – not hovering, but available when you need them, which strikes the right balance. I’d say this works especially well if you’re in town for business or an extended stay, since you get that home-away-from-home feeling without sacrificing the services you’d want from a proper hotel. The 9.3 rating makes sense when you experience it – it’s not trying to be a flashy resort, but it delivers on comfort and convenience in a way that feels genuine rather than manufactured.

  The unit is simple but clean, organized, and just the right size for 1–3 people. My wife found the bed comfy, the AC quiet, and appreciated having Netflix, fast WiFi, and a balcony. The location was super convenient with shops in Tower 4 and SM North Edsa right across the street. The complex felt safe, with lots of pools and a gym, and the host was very helpful, patient, and even gave her extra time when flooding delayed her.
  
  What could be improved: Noticed a few small cockroaches during the stay, which I think is more of a building issue than the host’s. Hopefully, property management can work on better pest control in the future.

  This is the second condo I stayed in in March. Tower 4. The host is responsive and friendly. Very organised, that's what I like. The unit is clean and tidy. I booked this condo because of the washing machine. They provide a pack of laundry powder as well which is nice of them to do that. When I use the washing machines I have to keep an eye because it moves while using it and does not spin dry so after washing it is still soaking wet but not a big deal can let it drip in the bathroom, drying time will be longer. It would be nice if it has a proper washing machine that has spin dry features It will help dry the clothes faster. The wifi is very strong, the speed is about 100Mbps. It has a sofa bed in the lounge. They provide coffee and tea, toiletries and sleepers. We didn't use their sleepers and other toiletries as we have our own. I recommend bringing disposable sleepers. The closet has a bit musty smell, I guess it needs to air it. I would love to share more pictures but unfortunately it only allows 4 pictures to upload. Overall, good place to stay.
  I will come back and stay at this unit again.

  The condo is walking distance to the mall. There's also shops on the ground level of Tower 4 and 5 as well; the most prominent ones that I found very convenient were Laundry Best and Alfa Mart.
  
  The building has 24/7 security, which I think is a huge plus. There are staff in the building that are ready to assist you in case you need help.
  
  The condo is very cute; it's clean and fully furnished. Appliances such as the fridge, coffee maker, microwave, etc. are provided as well. The size is good enough for 3-4 people. The host provides amenities for guests. The water flow is strong and there's water heater as well. The WiFi signal is strong. The condo has a smart TV where you can access streaming service apps (The host offers Netflix). There's also air conditioner and electric fan to help cool the place right away.
  
  It has a little balcony that overlooks the city. It's a very small space but there's enough room to sit down and admire the view.
  
  The host, Ms. Myra, is a very respectful and humble person. She's easy to contact and responds to messages ASAP. She's very helpful and does her best to resolve any problems that we may have in the condo. She is very lenient and open to negotiations when making adjustments to the check-in time schedule.

  – Location is very accessible.
  – I like how the room was decorated. It gave me ideas on how I would decorate my own place someday.
  – I didn't even have to go outside to SM North to buy stuff. There are many stores below the condo towers.
  – The owner kept me updated and gave me detailed information on how to self-check in.
  – All amenities are complete. They provided towels and toiletries. They also provided dishwashing soap.
  – Multimedia experience was awesome.
  – Overall the place is very nice and would consider going back there if we want another staycation.
  
  What could be improved: – There are a few small cockroaches here and there but I think it's unavoidable given there are other owners too that might not maintain their units clean. It's not a dealbreaker though because I think I just saw 2. The ceiling light hanging in the bedroom is also a little bit dusty.

  Comfy clean staycation. Toiletries and bedfings are available. In suite laundry. Safe and secured site. My toodler loves her stay in here because its near in SM North Edsa and nearby stores. Wifi is stable and strong. Hair blower, ironing, vaccum cleaner and mop and broom are available. The washroom is clean too.
  
  What could be improved: Theres small ants from the wall which my toodler was afraid of it the whole time.
