The GoodVibes Condotel Red Residences Makati Overview
I’ll be honest – when I first heard about The GoodVibes Condotel Red Residences Makati, I wasn’t sure what to expect from a condo-hotel setup on the 28th floor of a Chino Roces building. But you know what? This place actually surprised me in the best way. The moment those elevator doors opened, I could tell this wasn’t your typical Manila accommodation. The views from up there are genuinely stunning – you get this sweeping look across Makati‘s skyline that makes you forget you’re in one of the busiest districts in Metro Manila. What really struck me was how quiet it felt despite being right in the thick of everything. I mean, Legaspi Village can get pretty hectic during rush hour, but once you’re up on that 28th floor, it’s like you’re floating above all the chaos.
The apartment itself feels more like staying at a friend’s really nice place than a hotel room – and I mean that as a huge compliment. The kitchen actually works (trust me, that’s not always a given in serviced apartments), the living area doesn’t feel cramped, and honestly, the whole setup makes sense for anyone planning to stay more than just a night or two. The building’s got that modern Manila vibe without being sterile, if that makes sense. What I really appreciated was how the staff treated the place – they clearly take pride in maintaining this four-star standard, but they’re not stuffy about it. Check-in was smooth, no weird bureaucracy, and they actually know the neighborhood well enough to give you real recommendations, not just the tourist trap suggestions.
Here’s what sold me on recommending this place to friends: the location is genuinely smart. You’re in Legaspi Village, which means you can walk to some seriously good restaurants (the local hole-in-the-walls are incredible), but you’re also close enough to the Makati business district that you won’t spend half your day in traffic. The Ayala Triangle is basically next door, and if you need to get to BGC or other parts of Manila, you’ve got options that don’t involve sitting in a taxi for two hours. Parking wasn’t a nightmare either, which – let’s be real – is a minor miracle in this part of the city. I stayed during both weekdays and weekends, and while it gets busier during the week with all the business travelers, it never felt overcrowded or noisy. The building itself is well-maintained, the security is tight without being intrusive, and there’s something satisfying about having that high-floor view when Manila’s famous sunsets hit. It’s one of those places where you actually want to hang out in your room for a bit, rather than just crash there between exploring the city.
Travelers should reserve a hotel in Manila at least two months ahead for major events like cultural festivals and religious celebrations, ensuring the best rates and prime locations near popular historic attractions.

I enjoyed my stay and the apartment had access to everything I needed – Chris from Australia – June 26, 2025 (9/10)
Nice new apartment. Everything was clean and fresh as expected. Not too far from Makati nightlife
What could be improved: Pool costs money to use and the gym isn’t available for guests. Having said that it doesn’t cost a lot and there is an Anytime Fitness next door that has a good range of equipmentExceptional – Aarin from United States – March 3, 2025 (10/10)
Classy, on the 28th floor and has a great view of Makati and you can see the manila bay from the balcony. Brand new stuff in the condo and a water heater for hot water in the shower. Also a shoe rack if you are somewhere that wants to store your shoes away. Brand new kitchen ware and also a nice electric stove top and rice cooker etc. Can't be beat.
What could be improved: Nothing i like my stay here and will continue to extend.Compact but function – Kathleen from United States – January 17, 2025 (9/10)
The location was great with supermarkets and good restaurants within walking distance. The place is in a new building and not fully occupied, so it is quiet and the elevators are quick. The apartment is compact approximately 40 square feet but is very functional. The decor is tasteful and furniture is comfortable.
What could be improved: It is a new building, so there was no gym, and the pool was closed the whole time I was there. The bathroom door was falling off the frame as there was poor workmanship with the installation.Wonderful – Mattijs from Belgium – December 28, 2024 (9/10)
Mooie kamer, goed in orde. Goede locatie, veilige buurt.
What could be improved: De gordijnen verdonkeren de kamer niet helemaal, dus een ooglapje is zeker aangeraden. De wasmachine miet tijdens gebruik de badkamer wel deels overstromen.Exceptional – Alexandru from Romania – December 18, 2024 (10/10)
