What struck me most about this four-star setup is how it manages to feel like a proper hotel while maintaining that homey, lived-in vibe that’s hard to fake. The staff – and I think Yong might actually be involved day-to-day – clearly know their regulars and treat newcomers like they’re part of some extended family. The rooms are spacious in that way you don’t expect in Manila, with actual windows that open (revolutionary, I know) and decent air conditioning that doesn’t sound like a jet engine. I stayed on one of the higher floors and honestly, the city views at sunset were worth the stay alone.

Here’s what I really appreciated though – the location is genuinely useful, not just “convenient” in that vague way hotels always claim. You’ve got De La Salle University practically next door, which explains the steady stream of visiting professors and parents I kept running into at breakfast. The LRT station is close enough that you can actually walk there without melting in the heat, and if you need to grab late-night food or forgotten essentials, there are legit options within a few blocks. The building itself sits back from the main road just enough that you don’t get the full blast of Manila traffic noise, though let’s be real – this is still Taft Avenue, so bring earplugs if you’re sensitive to city sounds. What impressed me most was how clean everything stayed despite the heavy foot traffic, and the elevators actually worked consistently (not always a given in this part of the city). The whole experience felt more like staying at a friend’s well-managed apartment building than a typical hotel, which depending on your travel style, could be exactly what you’re looking for.

  Everything is near and accessible. Security is strict. Joshua helped me a lot and Yong answers all my queries. The respond time is very quick. Property is clean and utensils are complete. The view is very nice through a window.
  
  What could be improved: Wifi can get better considering it’s a prime location. I tested it. It was 5mbps which is a little slow. There are small roaches which is understandable.

  What could be improved: I really liked the condo , but it could do with , updates, shower curtain mouldy , towels were grubby, bedding could do with fresh sheets pillow cases , but personally for me it didn't stop my stay from being really enjoyable, but some guests , couples might find my findings not to there liking

  Perfect location, great view and all the facilities for a comfortable stay. With good transport links to get around.
  Great response and fast communication with the owner and the Caretaker.
  Friendly, helpful Security on the entrance and main desk.
  
  What could be improved: Minor issue, but did not effect my stay. Small Cockroaches must have been in all of the building, as the facilities team came to deal with them one morning.
  Avoid the trike riders outside who are not honest and will rip you off even if you are Filipino.
  Not a negative for myself, but to some it might be. Be aware it is a Student area close to the University and the building is mainly rented to students, so the lifts can be busy at times.
