Eighty One Newport Boulevard Overview

You know what caught me off guard about Eighty One Newport Boulevard? The name makes it sound like some grand American-style hotel, but it’s actually tucked away in Pasay in what feels more like a residential complex than your typical hotel strip. I mean, the address literally says “C4 Unit 7i” – it’s basically a condo unit that’s been converted into guest accommodation, which honestly explains a lot once you get there.

The whole setup is pretty clever though. This four-star place sits right in Newport Boulevard, and if you know Pasay, you’ll appreciate how close that puts you to everything without being stuck in the chaos of the main tourist areas. I could walk to decent restaurants and actually found some solid local spots that most hotel guests probably never discover. The building itself is modern enough – you’re not dealing with creaky elevators or dated fixtures, which was a relief. What I really liked was how quiet it gets at night, especially compared to the hotels closer to the airport or the big casino resorts. Sure, you can hear some street noise during the day, but it’s not the constant hum you get elsewhere in the metro area.

The room itself felt more like staying in someone’s well-appointed apartment than a traditional hotel room. There’s something refreshing about having actual counter space and storage that makes sense, rather than those weird hotel layouts where you can barely open your suitcase. The 8.2 rating makes sense to me – it’s not trying to be the Ritz, but everything works properly and the place is genuinely clean. I actually appreciated that the staff seemed to know guests by sight after a day or two, which you definitely don’t get at the massive properties. The check-in was smooth, no weird surprises about deposits or fees, and they were pretty helpful with directions to places that aren’t obvious tourist spots. One thing to keep in mind is that you’re not getting a hotel restaurant or room service situation here – but honestly, with the local food scene right outside, why would you want to be stuck eating hotel food anyway? If you’re the type who needs a concierge and daily housekeeping, this probably isn’t your spot, but if you want a comfortable, well-located base that feels more authentic than the big chain hotels, it’s actually a pretty smart choice.

Manila hotels provide guests with comfortable accommodations in this rapidly developing megacity, known for its shopping malls, historic sites, and world-class entertainment districts.

Reviews of Eighty One Newport Boulevard

  • Good value – Bizant from United Kingdom – April 17, 2025 (7/10)

Convenient location to T3. I wish the instructions to reach the property was clearer. I said 10 min walk from the airport terminal 3 via walkway. With good amenities nearby a good value, especially if you’re doing a stop over in Manila.

  • Not the first time we go there and our stay is always a good one. – Patrice from Canada – January 13, 2025 (9/10)

Very convenient and you have shops around to get the stuff you need and also very close to the airport.

    What could be improved: Nothing

  • Good location and nice pool – Carlos from Spain – November 18, 2024 (9/10)

Good location, just 10min walking from T3 thru a covered bridge. Clean and confortable. Nice swimming pool, open 8AM to 8PM

What could be improved: I had to wait around 30min for the housekeeper to give me the keys

  • Convenient – Marietta from Australia – September 20, 2024 (8/10)

    Convenient

What could be improved: We booked a room expecting it is the same unit from last time we booked in 2019, and as per photo.
The unit given to us this time is way so different from what is in the photos! A different unit so I was a little confuse. Overall still good comfortable space but not a room that was expected in the photo.

  • Spacious flat in very good location – Kanka from Poland – June 14, 2023 (9/10)

    – great location, close to terminal 3, in nice building with pool, with many shops and restaurants downstairs
    – very nice and helpful owner
    – easy check-in and late check-out
    – apartament is spacious and nicely equipped (maybe only hairdryer is lacking)

What could be improved: – apartament is really clean, but still some small cockroaches managed to enter 😀

  • clean, quiet and convenient – Sophina from United States – February 6, 2023 (9/10)

the property was clean, located right next to the airport and in a convenient neighborhood. in addition the apartment is quiet as it is located on a high floor and faces the inner courtyard (versus being on the busy road) There is a security guard that lets you into the building as well.

What could be improved: the only downside was that the wifi was a little slow.
    otherwise. the property was great!

  • Convenient due to proximity with the airport – Alvaro from Spain – December 18, 2022 (7/10)

    Convenient.

What could be improved: it wasn’t very clear to know how to go into the building (it’s not a hotel). There were 3 of us and there were just amenities/towels/sheets for 2.

  • Surely recommended – Adam from Poland – October 23, 2022 (9/10)

Beautiful estate, the room just as shown on the pictures, easy access

  • I’m coming back here to rent a condo for a month next time – Rubi from United Kingdom – September 24, 2022 (9/10)

5 minute drive to terminal 3 NAIA

What could be improved: I can’t find any fault except for the fact that I couldn’t watch live tv
