Look, I’ll be honest with you – when I first heard about Grass residence tower2 29th, the name didn’t exactly scream luxury hotel to me. But after staying there for a few nights while exploring Quezon City, I actually came away pretty impressed with this four-star spot.

The location is what really sold me on this place. You’re literally right by the SM North Overpass, which I know sounds like you’ll be dealing with traffic noise all night, but honestly? The rooms are surprisingly well-insulated. What’s brilliant about being positioned here is that you’re maybe a three-minute walk to SM North EDSA – and I mean that literally, not in hotel marketing speak. When I needed to grab some essentials or wanted food court options beyond the usual hotel fare, it was ridiculously convenient. Plus, if you’re planning to explore other parts of Manila, the MRT station access is right there. I actually spent more time than I expected just people-watching from the nearby overpass area in the evenings.

The building itself has that modern residential tower feel – which makes sense given the name – rather than your typical hotel lobby grandeur. Check-in was smooth enough, though the front desk staff seemed a bit overwhelmed during what I assume was a busy weekend period. The elevators are reasonably fast, which matters more than you’d think when you’re on the 29th floor area. My room had this surprisingly decent city view, especially at night when all the SM North area lights up. The bed was actually comfortable (not just hotel-brochure comfortable), and the air conditioning worked well, which is crucial in Manila’s heat. What I really appreciated were the little practical touches – decent water pressure in the shower, enough power outlets that I didn’t have to choose between charging my phone and using the desk lamp, and blackout curtains that actually blocked out the city lights when I needed to sleep in. The wifi held up pretty well too, even when I was video calling back home. You know what surprised me most? How quiet it was at night despite being in such a busy area. I mean, you’ll hear some city sounds, but nothing that kept me awake.

  The cutlery set is incomplete; we are a family of four, but there is only one large spoon and several forks. Additionally, there are no coffee mugs, and the towels are neither new nor presentable. We also noticed a cockroach infestation.
  On a positive note, we feel safe within the community during our 2 nights and 3 days staycation. Its direct connection to SM North and convenient access are definite advantages.
  We recommend installing or repairing outdoor gym equipment to encourage residents to stay active and maintain a healthy lifestyle.

  They made the needed materials and facilities available and tried to have it complete. Property looks great except for one thing. A lot of small cockroaches roaming around in and out of the bedroom. Climbing the dining table and kitchen sink.
  
  What could be improved: Too many cockroaches roaming around in and outside climbing the curtains and TV, bed and even the dining table. So, you could not turn off the light because you cannot see if they will come near you. It needs disinfected and use of pesticides. Towel available is like a winter fur and not absorbent like a normal towel.

  the place is conveniently located near sm north and trinoma so it was easy to buy the things we needed. the caretaker is also very accommodating to our requests.

  Tingting, the unit caretaker is so accommodating from the moment I booked til my check-out. She is very attentive to my needs during my stay. Reception/ Lobby is also a plus. Building staffs even the guards are all very respectful & helpful. My building has access to the mall however, i do not have time to explore that aspect during my stay. Will stay here again most definitely.
