The units I’ve seen are genuinely spacious, with these floor-to-ceiling windows that let in tons of natural light during the day. What I really appreciated was how quiet it stays, even though you’re still connected to everything happening in the city. The building’s got that solid construction feel – none of those paper-thin walls where you hear every conversation from next door.

Here’s the thing about this location that locals know but tourists often miss – you’re actually positioned perfectly to avoid the worst of Makati’s traffic snarls while still being able to walk or take a quick ride to places like Greenbelt or the Ayala area when you want to. The neighborhood itself has this more residential vibe, with actual Filipino families living around you rather than just business travelers passing through. There’s decent parking (which, let’s be honest, can be a nightmare elsewhere in Metro Manila), and I’ve found the staff genuinely helpful without that over-the-top hotel fakeness. The building amenities are solid too – the pool area is clean and not constantly overcrowded, and the gym actually has equipment that works. Small things matter when you’re staying somewhere for a while, and they seem to get that. I’d say if you want something that feels more like living in Manila rather than just visiting it, especially if you’re here for work or an extended stay, this place hits that sweet spot between comfort and authenticity.

  Excellent apartment fully equipped and well furnished. You have all you need for a comfortable stay. Really enjoyed our stay! Nice view from the balcony! Very well cleaned!!   Once I opened the door I fell in love with the flat complete with everything it’s small spaces very well organised and complete with everything u need. I recommend to everyone who want peaceful and quiet environment for work n leisure.

  The apartment was cozy and practical for a couple (or of course, solo traveler). And with nice facilities (pool, gym…)
  The location was perfect for me (close to the business area and easy access) and for my wife (small mall at walkable distance), and we hit a lovely sushi restaurant just by the place.

  the apartment at 29th red residences makati boasts a fantastic location. it’s proximity to various attractions and amenities made exploring makati incredibly convenient.
  
  What could be improved: while the location is excellent, the space might be a bit snug for larger groups. for three/four people, it could feel a little cramped, and moving around might be slightly inconvenient. this wouldn't be a significant issue for a couple or solo traveler, however.
  
  
  upon arrival, we found some toiletries left behind from previous guests, and the bathroom could have benefited from more thorough cleaning. there were some stains that suggested incomplete cleaning. the overall organization of the space could also be improved.
