House of Tulips in Air Residences Makati City Overview
I’ll be honest, when I first heard the name House of Tulips in Air Residences Makati City, I wasn’t quite sure what to expect – it sounds a bit whimsical for a business district hotel, you know? But after staying there twice now, I actually think the name captures something about the place that’s hard to pin down. It’s this four-star property that manages to feel both polished and somehow personal, which is pretty rare in the heart of Makati’s financial district.
The location on Ayala Avenue is honestly perfect if you’re doing business in Makati – I mean, you’re literally surrounded by all the major corporate towers and shopping centers. What I didn’t expect was how quiet the rooms actually are, considering you’re right in the thick of everything. The soundproofing is surprisingly good, though you’ll still catch the hum of the city if you’re a light sleeper like me. The residences part of the name makes sense once you see the setup – these aren’t your typical cramped hotel rooms. The spaces feel more like serviced apartments, with proper living areas and kitchenettes that actually work (I’ve tested the coffee maker extensively).
You know what really won me over though? The staff genuinely seem to remember guests, and I don’t just mean the front desk people – I’m talking about the housekeeping team and even the security guards downstairs. There’s this woman at the concierge desk who somehow always knows exactly which jeepney route will get you to wherever you’re trying to go, and she’ll warn you about traffic patterns that even some locals don’t think about. The breakfast spread is solid without being fancy – they do this Filipino-continental mix that hits the spot, especially their longsilog which honestly rivals some of the local spots I’ve tried. Parking can get a bit tight during peak hours, but they’ve got valet service that’s actually worth using. The pool area is small but well-maintained, and it’s got this view of the Makati skyline that’s particularly nice around sunset – though it can get crowded on weekends with what I assume are longer-term residents. If you’re planning to stay here, book directly with them rather than through third-party sites; their rates are often comparable and you’ll get better room assignments. The 8.3 rating it has makes sense to me – it’s not trying to be the flashiest place in town, but it delivers on the things that actually matter when you’re traveling for work or need a reliable base in the city.

Good – Baguingan from Saudi Arabia – September 2, 2025 (7/10)
Good enough – Brenda from Philippines – May 30, 2025 (7/10)
Good wifi
What could be improved: I booked for 4 and I thought the sofabed is a full bed that can sleep well for a 14 and 11 year old kid but the sofa bed is just good for a 4 to 5 year old kid.Wonderful – Isaac from Philippines – May 26, 2025 (9/10)
Very convenient
Wonderful – Rameet from United Kingdom – January 20, 2025 (9/10)
Paul and Daniel are great hosts and have arranged a apartment in heart of Makati. The room was clean and situated above a mall with a lovely view of the city and a nice pool. I was also able to use the washing machine and market inside the same building inside the mall. There is also free filtered water provided via the tap and tea pot including various items. Iron included. Strong AC.
What could be improved: If i am being picky: Dryer option on washing machine isn't the best so be aware if using clothes same day. Bed sheets and pillow covers could do with replacing, otherwise all good!Advertised amenities were false. – Jerome from Myanmar – December 22, 2024 (5/10)
Shops around the building.
What could be improved: -The host didn't tell us there was a fee for the pool.
-The host didn't tell us only two guests per unit were allowed at the pool.
-The keypad code locked out after 24 hours. We were told that we could use the key fob to get in (at a cost if it got lost) but we weren't told that the code would reset. It took me about an hour to reach one of the three phone numbers provided by the host while my two kids slept in the lobby.
-The air conditioner dripped on the bed when it was turned off.
-The location was not where Booking.com had indicated on the map.THE BEST AS ITS GRANDEUR, COMFORT AND LOCATION! – Melvin from Philippines – December 5, 2024 (10/10)
It was outstanding and execptional. The owner and his brother who was coordinating with us was approachable! The best place Ive been to so far as far as the quality of staycation is concerned. HIGHLY RECOMMENDED! Worth every centavo you will pay!
What could be improved: What I dont like is the smell of the hall going to the room. It smells like unsanitized restroom which is the fault of the building administrator not the unit owner. As far as the unit is concerened, its reached above my expectations!perfect stay – Cassie from Belgium – November 26, 2024 (10/10)

– super fast and stable internet

– easy to get a Grab right outside the building

Location was good and the manager was very friendly. The apartment had everything that we needed and was well appointed.
What could be improved: We had a little problem with some missing items when we left. We paid, wasn't much, but can't say if they were there when we arrived.Wonderful – Syed from India – May 1, 2024 (9/10)
