You know what surprised me most about Modern Studio at NAIA Terminal 3? How quiet it actually is. I mean, you’re literally minutes from one of the busiest airports in Southeast Asia, but somehow the sound insulation in this four-star place really works. I was expecting to hear planes all night, but honestly, I slept better here than at some downtown Manila hotels I’ve stayed at.
The location on Newport Boulevard is pretty brilliant if you think about it – you’re in this whole Resorts World complex, so there’s actually stuff to do if you have a long layover or you’re flying out early the next morning. I grabbed dinner at one of the casino restaurants downstairs (the Japanese place is solid, by the way), and there’s a proper mall connected if you need to kill time. The studio itself feels very Manila modern – clean lines, decent air conditioning that actually keeps up with the humidity, and a kitchenette that’s more functional than I expected. The bed was firm in that way Filipino hotels do well, and they’d clearly put some thought into the lighting, which sounds minor but makes a huge difference when you’re dealing with jet lag.
What I really appreciated was how straightforward everything was. Check-in took maybe five minutes, the elevator cards worked every time (you’d be surprised how often they don’t), and the Wi-Fi was fast enough for video calls back home. The bathroom’s compact but well-designed – good water pressure, which isn’t always a given in Pasay, and they stock it with decent toiletries. Look, it’s not going to win design awards, but it does exactly what it promises without any weird surprises. The view isn’t much to write home about – you’re looking at other hotel towers mostly – but honestly, if you’re staying here, you’re probably more focused on catching flights than sightseeing. I’d definitely book it again for airport connections, especially since getting to Terminal 3 is just a quick shuttle ride or even walkable if you’re not hauling massive luggage. It’s one of those places that just works, which is exactly what you want when you’re dealing with travel logistics in Manila.

Great location just few minutes from NAIA terminal 3 via bridge, easily accesible from Makati via grab taxi. McDonalds and 24×7 supermarket also nearby. Host is great and very responsive. Precise instructions for checkin. Security in bulding is very good and polite. Condo is small, modern, with a great view. Hussle free key takeover/handover via lockbox. Air condition is efficient and silent. Ideal choice for flight layovers.
What could be improved: As said condo is well equipped but some parts are wornout which is understandable and we dont have problem with that. Biggest issue is cleanlines. Whoever is paid for cleaning condo is paid too much. Bed linen as most important part for every guest wasn"t changed. Hairs and nasty stains from previous guest(s) all over. We slept on towels. The location is very near terminal 3 , pharmacy and supermarket.

The property is situated just a fee minutes from NAIA T3. Restaurants and a supermarket are just nearby. Salons, Spa Parlors. You don't have to go far and wide.
What could be improved: Some of their facility was either broken or not available. I booked the property some time in June for an October trip- their washing machine wasn't working then. Up until my trip, it still was not usable. A washing machine during a week stay would have been wonderful- I don't like bringing that much laundry after a vacation.
