What surprised me most was how they’ve managed to create distinct spaces within what’s essentially a residential building setup. The rooms feel more like well-designed apartments than typical hotel boxes – you’ve got proper kitchenettes that you’d actually use, not those sad mini-fridges with two burner situations. The air conditioning is solid (crucial in Manila’s humidity), and honestly, the soundproofing is better than I expected given how dense this part of Makati gets. I stayed during a particularly busy week when there were several conferences happening nearby, and while the elevators got crowded during rush hours, the building never felt overwhelming. The neighborhood comes alive in the evenings – there’s this great mix of local eateries and expat-friendly spots within a few blocks, plus you’re close enough to the Poblacion area that you can easily hop over for dinner without dealing with major traffic. Parking can be tight if you’re driving, but the building’s setup works well if you’re relying on Grab or planning to walk around the immediate area. I’d say this place hits that sweet spot for business travelers who want something more interesting than the usual chain hotels, or for longer stays where you actually want to feel settled rather than just passing through.

  What could be improved: Maybe the apartment can be ok for 2 or 3 nights, but not for a long stay like mine. Anyway, for me, it was pretty dirty when I arrived, even for a 1-night stay. We know that Western cleaning standards are different. This apartment needs an in depth cleaning, undoubtedly. I attached some pics that show that it hasn't been thoroughly cleaned for a long time (but my pics aren't uploaded, in general). I wasn't going to make a review and waste time with this, but I think it's good for future guests with high hygiene standards to know. I have lived traveling for many years now and I book most of my accommodation through this platform,so they know how I rate properties and that I'm a responsible guest. I don't book once or twice a year, I book every week. Most of my reviews are good, except when hosts are dishonest and properties aren't up to the standard. I found 3 cockroaches in the apartment, even if there wasn't food inside. But it's because the building is full of cockroaches. I bought some juice from the shopping mall downstairs and there was a cockroach on the counter while I was waiting. There was another next to my ID on the reception counter during my check out. The lady hadn't even noticed it, because for them it's normal. They live among cockroaches. I didn't leave my passport and reception and would have never done it. You don't have to give them your passport. Your passport is your only valid ID in a foreign country. They shouldn't be allowed to have guests' passports. But security guards in Manila think they are gods. Please don't give them your passport. I gave them a credential i have and they couldn't find it when I had to leave. They can't be trusted. The garbage room in each floor is gross! Also because it's very hot and if they don't collect the garbage quickly, the putrid stench is horrible. Only 2 elevators working for many floors and apartments.

  What could be improved: room small which was fine but single thin quilt on double bed was useless, facilities tired and no access to swimming pool as in description , you need to pay for a ticket from your host but we weren’t informed of this therefore didn’t get one! also poor instruction on getting key and also which block ! desk staff in hotel were unhelpful
