I’ll be honest – when I first pulled up to The Terrace Room on Clipper Avenue in Bayview Village, I wasn’t quite sure what to expect. The area’s got this interesting mix of residential quiet and urban convenience that you don’t always find in Manila. It’s tucked away in Parañaque, which actually works in its favor since you get that slightly removed feeling without being completely cut off from everything.

What really struck me about this four-star place was how they’ve managed to create these little pockets of calm throughout the property. The terrace spaces (and yeah, the name makes total sense once you’re there) have this almost garden-like quality that’s pretty rare for Manila hotels. You know what I mean – most places just throw some plants around and call it landscaping, but these guys actually thought about how the spaces flow together. I spent more time than I expected just wandering around with my morning coffee, which says something since I’m usually the type to grab caffeine and get moving. The rating of 8.8 makes sense when you experience how they’ve balanced that residential neighborhood vibe with proper hotel amenities.

The rooms themselves have this comfortable, lived-in quality without feeling dated – if that makes sense. Good air conditioning (crucial in Manila, obviously), and the beds are actually comfortable enough that I didn’t wake up with that weird hotel back pain. Parking was surprisingly straightforward too, which anyone who’s driven around Parañaque will appreciate. The staff seemed to genuinely know the area well, not just the scripted recommendations most hotels give you. When I asked about getting to Makati for a meeting, they suggested specific times to avoid the worst traffic and even mentioned a back route I wouldn’t have thought of. Honestly, it’s those kinds of details that stick with you. The neighborhood itself is pretty quiet in the evenings – you’ll hear some typical city sounds but nothing that kept me awake. I’d say it hits that sweet spot where you feel like you’re staying somewhere with character rather than just another generic business hotel. If you’re looking for something that feels a bit more personal than the big chain places, this one’s worth considering.

  Perfect location close to the airport. Maria the host is so welcoming and helpful. The room is perfect with everything you need, kettle / aircon / fridge / tv ! The little things such as a sachet of coffee and toothbrush if you need, was very thoughtful. Would highly recommend. We are coming to stay again on our way back home as it is so perfect!

  Warm welcome late in the evening, spotlessly clean and comfortable room. AC and hot water for the shower worked well. Well located for a stay near the airport, just a short Grab ride away. Good budget option.
  
  What could be improved: Very loud noise from nearby construction around midnight for about an hour. Not the hosts fault and hopefully not a regular occurrence.

  Lovely Homestay with the delightful Maria and her extended family.
  Located in a gated compound about 15 minutes walk to a couple of LRT stations. Jollybee is opposite on the main road which is handy.
  Bed is comfortable and shower works well.
  Maria really takes time to go through everything with you and was always available to answer any questions.
  
  What could be improved: On my the area could be better but I never felt any threat. Just use Grab cars to get around.
