You know what struck me first about Air Residences 4439? It’s actually tucked away on Yakal Street in a way that feels residential but still puts you right in the heart of Makati. I mean, you’re literally surrounded by the business district energy, but when you step inside, there’s this surprisingly calm vibe that I wasn’t expecting from a four-star place in such a busy area.

The thing is, this isn’t your typical hotel setup – it’s more like serviced apartments, which honestly works better if you’re staying for more than a couple nights. The units are spacious (I’m talking actual living space, not those cramped hotel rooms where you’re bumping into furniture), and they come with proper kitchenettes that you’ll actually want to use. The building itself has that modern Manila high-rise feel, glass and steel, but the interiors are done up with warm tones that keep it from feeling too corporate. What I really appreciated was the attention to details – good water pressure in the showers, blackout curtains that actually block out the city lights, and air conditioning that doesn’t sound like a jet engine when it kicks in.

Location-wise, you’re in prime territory here. Greenbelt is basically a five-minute walk, and if you need to get to Glorietta or the other malls, it’s just as easy. The Ayala MRT station is close enough that you don’t need to deal with Manila traffic if you’re heading north, which – trust me – is a blessing. I found myself walking to most places during the day, though the area gets pretty busy during rush hours. The street itself is relatively quiet at night, which is rare for this part of Makati. There’s a 7-Eleven practically next door, and you’ve got your pick of restaurants within a few blocks, from local spots serving proper Filipino food to the fancier places if you’re feeling like splurging. One thing though – parking can be a bit tight if you’re driving, so maybe factor that in. The staff is genuinely helpful with directions and recommendations, not just the scripted tourist stuff but actual insights about timing your visits to avoid crowds and which places are worth your time. Overall, it’s one of those places that gets the balance right between comfort and location, without trying too hard to impress you with unnecessary bells and whistles.

  The room is clean and well stocked with the basics (as well as some extra goodies from our host Kiko). Kiko was great and met me the night I arrived to get me checked in and show me around the facilities and the mall. He was also kind enough to answer some of my questions on things like gyms nearby and getting a sim card even before I arrived over WhatsApp. I stayed for two weeks and he had a cleaner come after a week to tidy, change the sheets and towels, etc. The room has air conditioning and a nice view of Makati. The Air Residences building and nearby Assembly Grounds at the Rise has anything you might need in the short term (supermarket downstairs, banks and ATMs, laundry service, restaurants, beauty services). Easy to get to anywhere I needed to via Grab. There is a nice pool and a coworking/studying spot (both on level 8). The guards and all staff were lovely. I also loved playing with the community cats that live around the building!
  
  What could be improved: Cockroaches were definitely a bit of an issue – you need to stay on top of being clean and taking the rubbish out multiple times a day, and even then I still saw quite a few. They are small ones though, not like the ones we get in Sydney. The bathroom is really small and basic – good enough for what it’s used for but a bit cramped.

  Thank you for the 5 nights stay in your unit. The place is quiet and comfortable. We stayed there for the NCLEX exam in Trident Tower and it is conducive for learning and I passed. Kudos to the owner also. Ang bait and accommodating. Lagi Kami kinukumusta Ng owner Kung okay Lang ba kami sa unit

  Love everything bout this place from the supermarket under the residence and restaurants, the location is also very convenient for visiting manila area (museums) and shopping centre (BGC area).
  
  The property has everything you need if ur travelling. washing machine, wifi and kitchen utensils is also a big plus 👍🏽
  
  The owner is also very accommodating, helpful and sweet. Gave us a quick tour of the place and very responsive to our needs.
